City of Toronto issues 2025 final property tax bills
The City of Toronto has started issuing the 2025 final property tax bills, the second of two tax bills sent to property owners annually. Property taxes help to fund more than 150 City services that make life more affordable, get Toronto moving, keep people safe and provide community services.
Property taxes help to support the City's $18.8 billion operating budget, investing in affordability, transportation, safety and community services. They also support the City’s $59.6 billion 10-year capital budget and plan – the largest in the City’s history – which prioritizes state-of-good-repair projects and climate action.
Property owners who are not signed up for pre-authorized payment must make their final bill payments by Wednesday, July 2, Friday, August 1 and Tuesday, September 2.
For property owners in the Pre-Authorized Tax Payment program, due dates depend on the chosen installment plan. Automatic deductions for the 2025 final tax bill will be made from their bank account, credit card or debit card on the following dates:
• Two-instalment plan: The final tax bill payment is due on Wednesday, July 2.
o The first installment for the interim tax bill was due on March 3.
• Six-instalment plan: The final tax bill is paid in three installments on Wednesday, July 2, Friday, August 1 and Tuesday, September 2.
o The first three installments for the interim tax bill were due on Monday, March 3, Tuesday, April 1 and Thursday, May 1.
• 11-instalment plan: The final tax bill is paid over six installments on Tuesday, July 15, Friday, August 15, Monday, September 15, Wednesday, October 15, Monday November 17 and Monday, December 15.
o The first five installments for the interim tax bill were due on Tuesday, February 18, Monday, March 17, Tuesday, April 15, Thursday, May 15 and Monday, June 16.
Property owners have several payment options to choose from including:
• Online banking through banks or financial institutions
• Telephone banking
• In-person at a bank teller or ATM
• Enrolling in the Pre-authorized Tax Payment program
• Cheque at an in-person counter service or by mail
• In-person at a property tax and utility counter at Toronto City Hall and civic centres.
In-person counter services are available at City Hall and civic centres. Locations and operating hours are on the City’s Inquiry & Payment Counters webpage: www.toronto.ca/services-payments/property-taxes-utilities/inquiry-payment-counters.
The City offers a paperless billing option for property tax payments, enabling residents to register for email notifications of their property tax bills. Customers can view, print and download a digital property tax and utility bills through a secure online platform. Residents can enrol in eBilling services by visiting the City’s Property Tax Lookup and Utility Account Lookup webpage: www.toronto.ca/services-payments/property-taxes-utilities/inquiry-payment-counters.
Customers can sign up for the Pre-Authorized Tax Payment program to have property tax payments automatically withdrawn from their bank account. For details and to enrol, visit the City’s Pre-Authorized Tax Payment (PTP) Program webpage: www.toronto.ca/services-payments/property-taxes-utilities/property-tax/pay-your-property-tax-bill/pre-authorized-tax-payment-ptp-program.
To avoid late fees and penalties, payments must be received by the City before the end of the day on the due date. Property owners enrolled in pre-authorized payment plans are reminded to update their account information to prevent penalties and fees.
Property owners can access their property tax account details through the online Property Tax Lookup tool (www.toronto.ca/services-payments/property-taxes-utilities/lookup-your-property-tax) or by speaking to a customer service representative at the 311 Tax & Utility Inquiry Line, available Monday to Friday from 8:30 a.m. to 4:30 p.m. Customers outside Toronto can call 416-392-2489 and TRS users can call 711 or 416-338-0889.
Relief programs
The Property Tax, Water and Solid Waste Relief Programs provide financial support to eligible low-income seniors and residents with disabilities in Toronto. This support includes property tax deferrals, cancellations and utility rate rebates.
